We have a range of house plans and designs suitable for subdivision and infill new home builds. These have a smaller land footprint area, so that you can take advantage of the opportunity for extending the value of your land.

Your Options for Subdividing and Building New
#1: Subdivide and 1x Build New
With this option you are simply subdividing your existing section, leaving the existing built home on one part, and building a new smaller, stand alone home on the new subdivided land. Both homes to have their own separate titles.
Subdivide and 2x Build New
With this option you are fully clearing your existing section; building your new intended standard family home on one site, and a new smaller standalone home on the other. Both homes to have their own separate titles.
Subdivide and Build a Townhouse Duplex
With this option you are fully clearing your existing section and building 2x adjoining townhouses to fit within your land area. Each townhouse will have its own separate title.
Our Subdivide and Build Process
Right from the outset Abode Homes will advise and guide you through the process. At the start one of our Sales Team members will happily visit your property, as part of our no obligation, free site appraisal service, and explain in depth the subdivision process.
Our tailored service includes:
- Free on-site appraisal to discuss your requirements, and guidance on suitability of your desired plan with your selected section.
- Single house or multi-unit new build designs. This includes selecting from one of our existing plans, using ‘as is’ or with amendments, or a new design for your specific site.
- Our design and build service will be tailored to work with your specific site, budget, and build requirements.
- Full on-site build and project management including managing all Council and building consents, interior design, site landscaping.
- Guidance and information on finance packages for construction.
- Liaison with you, and your surveyor, to make sure you are fully informed of the subdivision process, likely costs, and timeframe.
Please Note: We do not handle the actual ‘subdivision’ of your land. Your surveyor will guide you through this process.
